Why Should I Rent From a Property Management Company vs. a Private Owner?

As a renter, you have a multitude of options when searching for a place to call home. The world is your oyster. One of your many options is renting from either a private owner or a property management company. Like most others in your position, you’re probably thinking “What’s the difference?” or “Why does it matter?” Renting through a property management company can sound unappealing to renters. Some worry that companies are more likely to charge hidden fees or be more or less involved than a private owner. The reality is quite the opposite.Property management companies are required to have their Real Estate Broker’s license. This ensures that the individual overseeing your residence is a trained professional, unlike a private owner. Property management companies are also governed by Real Estate Commission laws.Property management companies are also responsible to hold your security deposit in a separate trust account. This is important because it is ensured that your money is handled fairly at the time of move-out. There are laws regulating what a property manager can and cannot allocate your security deposit to. A private owner is less likely to know and abide by those rules. This is especially risky if there are disputes between the tenant and owner. Another thing to understand is that the property management company services the landlord. The landlord is the client, while the tenant (you) is the customer. At Penner Property Management we place tenants in our client’s properties and maintain them from there. We are a full service management company, meaning that we collect rent, take care of maintenance, and any other day to day management duties. This makes our company the buffer zone between you and the owner and helps to eliminate the possibility of tenant-landlord disputes.

May I make online rent payments?

Yes! When you sign your lease, you will receive an email and paper copy of instructions on how to set up E-Pay. You can create a secure account and use the web portal to make your monthly rent payments. There are options to either submit payments manually. It is important to note that because of E-Pay, there are no exceptions to the rent due date. Whether the 1st of the month falls on a weekend, holiday, or during inclimate weather, rent is still due by your due date stated in your lease. E-Pay is our preferred method of rent payment. It ensures that payments are made on time, and saves you the trip of hand delivering it to our office. It also eliminates the risk of sending a check via mail and it not reaching the office by the due date. There is a minimal fee to pay through E-Pay. It’s convenience and accountability is unparalleled. Other payment methods include paying in person or via mail.

What Items Does a Landlord Repair?

Landlords typically address items needed to maintain the properties safety and habitability. We do, however, advise that tenants report all items even if they are cosmetic. The landlord will use their own discretion to decide whether to perform cosmetic repairs or not. They are required by law to make certain repairs that fall under the safety and habitability guidelines. As a reminder, all maintenance requests are to be reported to the property management company, not the landlord. The management company issues the work order request to the vendors once a repair has been approved. Most management companies hold the tenant responsible for repairs if the cost of repair falls below a certain amount. At Penner Property Management, our lease deems the tenant responsible for all repairs under $100. The owner covers repairs exceeding that amount, so long as the problem is not result of tenant neglect. In that case, the tenant would be responsible to pay for the repair entirely, regardless of cost.
