Frequently Asked Questions

Processing of applications often take 1-3 business days, however can be longer depending on how long it takes external references to come back to us, such as rental verifications. To ensure efficient turn around on processing your application, please accurately complete all information on your application.

Once the application is approved the Security Deposit is due, in full, immediately in order to take the property off the rental market. We will hold the property for a maximum of two weeks, from the date of approval. Total move in cost varies per property. At minimum the security deposit and first month’s rent are due prior to move in. ALL MOVE IN COST(S) MUST BE PAID IN THE FORM OF CERTIFIED FUNDS

Residents are customarily responsible for paying their own utilities, such as power, water, gas and trash. Should the home have a master meter (utilities combined on one meter), then a flat fee for the utility will be built into the rent. 

Rent may be paid online subject to a nominal fee. Alternately rent can be paid at the office of Penner Property Management or payment may be mailed in to 2620 Hub Dr N, Ste B, Independence, MO 64055.

Rent is due on or before the first day of every month, and considered LATE after the third regardless of the day of week or holiday. Should you be on a lease prior to the start of Penner Properties Management, your due date may vary. You can pay your rent before it is due. Online rent payment option is available approximately five days before the due date.

Due to some tenants being on outside leases during Penner Properties start of management, some due dates vary, so always refer directly to your lease. Under Penner Property Managements lease, rent is considered late after close of business on the third day of the month. Late rent must be paid in the form of certified funds, NO PERSONAL CHECKS WILL BE ACCEPTED FOR LATE RENTS.

Residents are responsible for contacting management to report all repair issues. Penner Property Management will contract for and facilitate execution of the repair. In accordance with the lease agreement tenants will be responsible for any repair $100 or less OR any repair caused by tenant misuse/neglect. Please review your lease for specific details or call us with questions.

Pets are not considered a protected class, so owners reserve the right to decide in they allow pets in their home. Most of our properties are pet friendly, but is always case by case. For an approved pet, there is a minimal pet fee and pet rent. Please note that service animals are not considered a pet and are welcome.

A thirty day notice, in writing, must be given on the first of the month for the last day of the calendar month. A thirty day notice is still required even if you are moving out at the end of your lease. If no notice is given by either party per the lease, it automatically reverts to a month to month tenancy. Should you be on a lease other than Penner Property Management, please refer to the amount of notice required outlined in your contract

Click Here to review the move out cleaning checklist. Security deposit refunds are mailed out within 30 days from the date you surrender keys to Penner Property Management. A ledger of all charges, should any apply will be included. In order to avoid mailing delays, please provide forwarding address when you turn in your keys.

Your financial obligation to the lease is not removed with early lease termination. There is not a “buy out” option. When a lease contract is broken a hardship is created for the homeowner. The best way to handle it is to give a notice, leave the property in move in condition for the next tenant and continue to pay the rent until the new lease is executed. You are responsible for utility charges until release and any early termination leasing fees.
Failure to satisfy the contract can result in derogatory reports to credit agencies and/or a small claims judgment against you. It can have lasting effects on your rental & credit history.

To protect your personal content’s and provide liability coverage. The homeowner’s policy only provides coverage for their loss, it does not afford you any protection in the event your personal belongings are damaged/stolen. There is a minimum liability limit of $300,000 and Penner Property Management must be listed as Additional Interest so that we are notified of any policy changes/cancellations.
